Layout plan


The Layout plan is a surveying practice used to analyze the feasibility of a construction project and determine its location, while respecting property boundaries and current laws and regulations. On the field, this is done by establishing the position of the construction site using markers (nails, iron rods, stakes, etc.). Upon completion of the work, the surveyor issues a layout plan indicating the physical markers.

The layout plan concerns future structures but also those that will be renovated or modified, ensuring that they remain within the property boundaries or outside of any natural or man-made constraints or restrictive building laws. The Civil Code of Quebec has requirements regarding the distance between a building and property boundaries, as do municipal bylaws. As it’s governed by the Règlement sur la norme de pratique relative au piquetage et à l’implantation of the Ordre des arpenteurs-géomètres du Québec, setting out operations help you comply with all these standards.

The layout plan can be used to mark out an excavation or position a foundation for a home, but it can be much more than that. For example, it can be done as part of a project involving structures, such as wind turbines, dams, roads, water and sewer systems, or power lines.
